Merton is two places that share one name: the Village of Merton, a small community on the Bark River with a preserved Main Street, and the much larger Town of Merton around it, home to five lakes. Both sit in Waukesha County's Lake Country, about 25 miles northwest of Milwaukee according to the Encyclopedia of Milwaukee.

Village History and Local Landmarks
According to the Encyclopedia of Milwaukee, the first settler, William O'Dell, built near the Bark River in 1840, and other early residents followed the river. They built Main Street, a bridge over the Bark River, a general store, wagon shops and a hotel. The Sussex-Lisbon Area Historical Society records that the township was originally established as the Town of Warren and was later renamed Merton.
On March 7, 1922, residents voted to incorporate, and the Village of Merton became one of Wisconsin's small villages — the historical marker in the village records roughly 257 residents at the time. A grist mill built in 1847 gave the community the millpond still known as the Merton Millpond. Today the Encyclopedia of Milwaukee describes a village that has kept its old-fashioned Main Street character as neighboring Sussex and Hartland have grown.
Lakes and Nearby Areas
The Town of Merton lists five lakes among its recreation areas: North Lake, Beaver Lake, Lake Keesus, Moose Lake and part of Okauchee Lake, with the Town's lake patrol covering them. The unincorporated community of North Lake sits within the Town, and Beaver Lake is patrolled jointly with the Village of Chenequa. The Village of Merton itself is a river town rather than a lake town — its water feature is the Bark River and the millpond.
A "Merton" mailing address covers parts of both the Village and the Town, and postal boundaries do not match municipal ones. When considering a home, check the parcel's municipality and whether any advertised lake access is deeded, shared or public.

Schools
The Village of Merton is served by the Merton Community School District, with Merton Primary School and Merton Intermediate School, and by Arrowhead Union High School for grades nine through twelve. Arrowhead's own community page notes that the high school sits on 117 acres in the Town of Merton and draws from several Lake Country K-8 districts. Portions of the Town of Merton are served by neighboring K-8 districts, such as Swallow and North Lake, depending on the address.
Confirm attendance boundaries for a specific property with the districts. Current school report cards are available from the Wisconsin Department of Public Instruction.
Buying or Selling a Home in Merton
Because the Village and the Town are separate municipalities with different lot sizes, services and tax bills, compare recent sales within the same municipality and property type. Lake frontage and access rights on North Lake, Beaver Lake or Lake Keesus can also affect a property's pricing.
Michael can help review comparable sales and the details of a specific home. Contact Michael to discuss a Merton property or request a home valuation.
Property Taxes and Municipal Services
For a particular home, review the latest property-tax bill, assessed value, school district and any special charges. A nearby municipality's tax rate should not be used as a substitute for the property's own bill.
The Merton Community Fire District has provided fire protection and emergency medical services to the Village and Town of Merton since 1917, and the Town also contracts with neighboring departments, including Western Lakes and Hartland, depending on location. Use the Village of Merton website and the Town of Merton website for current municipal information.

Frequently Asked Questions
Are the Village and Town of Merton the same place?
No. The Village of Merton incorporated in 1922 and is its own municipality; the Town of Merton is a separate, much larger township around it. Both share the Merton name, the fire district and school options.
Which schools serve Merton?
The Village is served by the Merton Community School District (K-8) and Arrowhead Union High School. Portions of the Town fall in other K-8 districts, such as Swallow and North Lake, so confirm the assignment for a specific property directly with the districts.
What lakes are in the Town of Merton?
The Town lists North Lake, Beaver Lake, Lake Keesus, Moose Lake and part of Okauchee Lake. The Village of Merton sits on the Bark River and its millpond rather than on a lake.
How can I get a current price estimate for a Merton home?
Ask Michael for comparable sales and a property-specific pricing review. A Merton-wide number cannot account for whether a home is in the Village or the Town, its condition, lot or lake-access rights.
